You have a lot to think about as a renter – starting with location and price. Taking the first step to become a Renters Warehouse tenant is easy! You can search for a property in your market or apply for a lease to become a tenant directly on our website.
We will provide you with one of our talented agents to help you in search of your next home. They will work with you directly to find out your needs and wants in your home search.
While Renters Warehouse does not have a direct relationship with renters, our relationship with your potential landlord means a much better renting experience for you. Your home will be taken care of by our professional property management team here at Renters Warehouse.
We will coordinate maintenance requests and get confirmation from the homeowner on approvals for any repairs—which means you don’t have to.
We have electronic rent payments set up so you don’t have to worry about writing checks. You can even pay in cash via our Pay By Me program. We help make the process as easy as possible!
Dotloop is the online workspace our agents use to complete a real estate transaction. Dotloop will allow you and your agent to edit, complete, sign and share documents without ever needing to print, fax or email.
Resident/Tenant Selection Criteria
Requirements for Approval
- Anyone 18 or older residing in the property must apply and be on the lease
- Applicants must make a verified combined net income of 2.5x rent or gross income 3.0x rent
- Net income requires secure bank linkage through our application software
- Gross income requires at least 2 forms of verification from the following: • pay stubs
- personal bank statements, not business
- tax return – signed and filed
- verified letter from employer
- No broken leases, evictions, eviction filings, or paid or unpaid lease collections within the last 4 years
- No sex offenders
- No felonies within the last 4 years
- No violent felonies within the last 10 years
- No fraud, financial, or fraud-related charges of any kind at any time
- One year of housing history
- Pets accepted on a case-by-case basis and we charge Pet fees – not pet rent or up-front deposits. Restricted breeds will incur an additional $50 monthly each.
- We use Findigs to run credit, income, and background – no average/blended Resident Scores below 550. “No score” is treated as a 500.
- Resident Scores are blended/averaged, and those below 625 will be charged a nonrefundable loss mitigation fee based on blended/average credit score (ranging from $300-$1200)
- Foreclosure and bankruptcy may be denied if current
- We don’t take co-signers, but a guarantor may be accepted on a case-by-case basis to help with credit or income only. This doesn’t apply to evictions or lease collections. If accepted, a loss mitigation fee will apply.
- Proper ID – driver’s license and SS card – must be submitted via Findigs
- All information given must be accurate and complete
- The only way recent evictions and rent collections may be ignored is if the entire lease term is paid IN ADVANCE. This does NOT apply to the felony guidelines. This WILL get the loss mitigation fee waived.
